CANCELLATION OR CHANGES TO YOUR BOOKING BY US

If you wish to cancel, you must let us know at least 30 days before your booking arrival date for 100% of your money back

We offer 50% back if you wish to cancel 14 days before.

Sometimes, instead of cancelling, guests have the option to move the booking dates. This means if you booked for January 2023, you can move the booking to March 2023 instead of cancelling or losing out as long as enough notice is given!
(Minimum 1 week/7 days)

You cannot ask to move dates with 1 days notice as it’s not enough time for us to get the dates rebooked for another guest which means we lost out.

The above only applies to bookings made via our direct via our website.

If you have booked via Airbnb/Booking.com, then please check your cancellation policy when booked.


In the unlikely event, we have to cancel or make a change to your accommodation we will use all reasonable efforts to contact you as soon as possible to explain what has happened and to inform you of the cancellation or the change. If possible, we will offer alternatives, but should these alternatives be unacceptable to you the booking will be treated as cancelled and we will refund any money you have paid to us within 14 days of any cancellation.

We shall not be liable for changes, cancellations or any other effect on your booking due to events beyond our control (force majeure). In these Conditions “force majeure” means any event or consequences thereof which could not have been reasonably avoided, by us even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, industrial dispute, natural or manmade disaster, fire, adverse weather conditions and all similar events outside our control.

If you wish to alter your booking, we will use our best efforts to accommodate your requirements, however, you will be obliged to pay any additional expenses incurred as a result of the alteration. In addition, we may charge, at our discretion, an amendment fee to cover the necessary administrative costs incurred.

No refunds will be made for non-arrivals.

But what if there is another Lockdown

If this circumstance does arrive, we will do our best to move your booking to another date (move to a future date) rather than cancelling, but as it still stands, if you cancel before 30 days of arrival we will still refund your full booking & 14 days notice for 50%.

But we will NOT be not cancelling any upcoming bookings despite any new lockdown rules. As a small business, we need to stay afloat and not suffer like we have in the previous lockdowns or even worse, shut down!!!

This is why we will still be accepting bookings & not cancelling any bookings.
